Please be informed and acknowledge. 1. No smoking - Smoking, vaping, marijuana, or any substance is not allowed anywhere in the home or on the property. This is a 100% smoke-free property. Smoking anywhere on the property will result in an additional cleaning fee of $250. 2. Pet/s - Pets are NOT allowed. 3. Parking - There are two dedicated parking spots in a gated garage, accessible by keypad. Please adhere to these rules as we are not responsible for any towing expenses resulting from non-compliance. Your cooperation ensures a trouble-free stay for all guests. If you have any questions or concerns about parking, please don't hesitate to contact us for assistance. 4. Parties or Events - Parties, events, birthdays, bachelor or bachelorette stays, get-togethers, hangouts, loud music, and the like are not allowed. Please respect our neighbors. 5. Quiet Hours: quiet hours are between 10 pm and 8 am daily. 6. Access - Check-in Anytime After 4 pm on the day of arrival. Check Out time by 11 am on the day of departure. 7. Late Check-outs - late checkouts may be available for a fee if available. If desired, please make your request at least 24 hours in advance so that we can plan accordingly. Unapproved Late Check-Outs will result in a fee of $75 for each 30 min past 11 am. Please note our cleaning staff will arrive promptly at 11 am on the day of checkout. 8. Extra Guests - Do not have more guests or visitors than stated in your reservation. 9. Fob and Parking Pass - Lost house key, FOB, or parking pass, where applicable, will incur a minimum $250 replacement fee. 10. Open Flames - Do not burn candles, incense, or any other open flames. 11. Filming / Photoshoots - Filming and photoshoots are not allowed. 12. Third-Party Booking - Unapproved third-party reservations are subject to cancellation without a refund. You will be present during the entire reservation. Reservations cannot be made on behalf of any other party unless expressly approved by us in writing. 13. Security Devices - This home is protected by Vivint Security System. Security Devices such as Security Panel, Doorbell Cameras, and Sensors (Fire, Smoke, Carbon Monoxide, Water, Noise Sensors, and Motion Detectors). 14. Mail Service - Mail service is not supported. All packages will be rejected. We suggest that guests who require mail delivery set up a temporary mailbox at the UPS Store or USPS. 15. Accidents - We are not responsible or liable for any accidents, injuries, or illnesses that occur while on the premises. Use of Community Amenities, including but not limited to the pool, spa, BBQ grills, and gym, is at your own risk. 16. Communication/Messaging - If you have any needs or issues, you will message us through the Message Center. All communication regarding your reservation will only be made to the contact information associated with the profile that confirmed the reservation. 17. Please treat our house with the same respect as you would your own home. 18. Never dye hair in the bathroom sink. 19. Utilities - For stays of 30 days or longer, guests are provided with a utility credit of $300, covering a combination of gas, water, electricity, and internet expenses. Any utility costs exceeding this amount will be billed directly to the guest. Guests are responsible for paying any additional charges beyond the provided credit. When this threshold is surpassed, the host will bill the guest the difference in rare circumstances. By reserving this home and agreeing to these house rules the guest agrees to pay utility expenses incurred within 48 hours of written notice. Utility bill(s) will be provided for proof. 20. Lost/Left Items - We are not responsible for the loss of personal belongings or valuables during your stay. We cannot be responsible for any items left behind. 21. Shipping left items - There will be a minimum service and handling fee of $125, plus the cost of shipping and packaging for anything you request be returned. Requests may be honored at the sole discretion of the host. Requests must be made within 48 hours of departure, after which period, items may be donated at the sole discretion of the host.

It is NOT equipped with a pack-n-play, crib, high chair, outlet safety devices, tear-free shampoo, changing station, or baby bath. ★ Please remember, as this is a house, as opposed to a hotel, staff is not available for in-person, ad-hoc requests. But we will do our best to accommodate all guests and solve problems that may arise asap. ★ Customer Service is available 9 am - 10 pm via message center, text, or phone ★ Cleaning Service – Your health and safety are our priority. We make sure to implement a professional and well-sanitized clean after each guest checks out, which includes careful cleaning of the refrigerator, remote controls, and light switches. ★ Safety and Security are important to us. You will be asked to provide a copy of your official and valid government-issued photo ID and a valid credit card with a name that matches, confirm your contact details, pass through our verification portal, and sign a guest agreement. In certain circumstances, you may also be asked to complete a criminal background check.
